Mira Road to Get 292 Police Staff Quarters Worth ₹142 Crore as CP Niket Kaushik’s Initiative Moves Forward

Police personnel serving under the Mira-Bhayandar, Vasai-Virar (MBVV) Police Commissionerate are set to receive modern residential accommodation closer to their workplaces. The Maharashtra State Police Housing and Welfare Corporation Ltd. (MSPH&WC) has floated an e-tender worth ₹142.12 crore for the construction of 292 police staff quarters in the Navghar area of Mira Road (East).

The ambitious housing project will include 232 Type-II and 60 Type-III residential quarters, along with all essential modern infrastructure and amenities aimed at improving the living conditions of police personnel and their families.

Initiative Led by Police Commissioner Niket Kaushik

The project is widely regarded as the result of the sustained efforts and proactive leadership of MBVV Police Commissioner Niket Kaushik. Recognizing the housing challenges faced by police personnel, Commissioner Kaushik consistently coordinated with the concerned departments and prioritized the proposal, paving the way for the commencement of the tender process.

Speaking about the initiative, Police Commissioner Niket Kaushik said:

“Our police personnel remain on duty around the clock to ensure public safety, yet many of them are forced to live far from their workplaces. This not only increases their commuting time but also places an additional financial burden on them. With rising property prices, owning a house within their budget has become increasingly difficult. Keeping these challenges in mind, we have pursued this project to provide quality residential facilities near their place of duty. We are confident that this initiative will significantly improve the quality of life of police personnel and their families while enabling them to perform their duties with greater dedication and efficiency.”

Project Details

According to the tender documents, the project will be developed on a 22,000-square-metre plot, with a total built-up area of approximately 37,294 square metres.

The residential complex will consist of two high-rise towers featuring stilt parking, podium levels, and 26 floors. The project is scheduled to be completed within 24 months from the date of issuance of the work order.

Eligibility Criteria for Bidders

The e-tender specifies that only a single company is eligible to participate, while Joint Ventures (JV) will not be permitted.

Interested bidders must meet the following qualifications:

  • Bid capacity of ₹142.12 crore
  • Average annual civil construction turnover of ₹106.59 crore
  • Proven experience in constructing residential buildings of G+20 floors or higher

Modern Amenities and Long-Term Maintenance

The residential project will feature a comprehensive range of modern facilities, including:

  • Solar power system
  • Advanced fire-fighting infrastructure
  • Electrical installations
  • Plumbing systems
  • Other essential residential amenities

Additionally, the successful contractor will be responsible for five years of maintenance after completion and will provide a 25-year structural stability guarantee for the buildings.

Tender Schedule

The e-tender has been available for download since July 25, 2026, while the last date for online bid submission is August 17, 2026.

Upon completion, the project is expected to provide quality residential accommodation to hundreds of police personnel serving under the Mira-Bhayandar, Vasai-Virar Police Commissionerate. The initiative is expected to reduce commuting time, improve work-life balance, and enhance the overall efficiency and well-being of the police force.
